ST. PETERSBURG,
FL - Bison Financial Group, Inc., a real estate advisory firm
based here announces the closing of a $4,500,000 construction
loan for an entity controlled by Sarasota/Bradenton based
developer, The Blackpoint Group, headed by Anthony Mazzucca.
The project is located in Lakewood Ranch on the Manatee/Sarasota
County border and is one of the State's hottest residential
and commercial markets. The lender was a Florida based bank
that Bison began a relationship with in 1999. The proceeds
will be used to build a 56,000 sf SmartSpace commerce park.
The loan is
a 2-year, interest only construction loan with an initial
interest rate of 4.75% and a 5-year mini-perm option. This
SmartSpace park is composed of 4-14,400 sf buildings divided
into bays of 20' by 60' allowing incredible flexibility of
configurations and finishes for office, showroom, warehouse
and distribution tenants. The ownership is structured as a
commercial condominium allowing individual buildings or bays
to be purchased by tenants or investors. David Repka, one
of the principals of Bison said, "Working with Mr. Mazzucca
was a pleasure from start to finish as he's a true 'roll up
the shirt sleeves, old school' developer."
