Storefront Office and Flex: Our office in St. Petersburg
is focused on the six key Tampa Bay Counties of Pinellas,
Hillsborough, Pasco, Hernando, Manatee & Sarasota. We will
pay a market based price for a site that has proper land use
and zoning for our intended use.
Quality: Only seeking
Class “A” markets, sites, locations, access, population growth
and demographics for our intended use as retail, storefront
office and flex/warehouse.
Contingent to Tenants:
No. We market to small business owners that typically need
1,500 to 5,000 sf; not massive, bureaucratic national tenants.
We can act faster than other developers that need time to
get major tenants in place.
Project Size: We prefer
sites that enable us to build 40,000 to 150,000 sf in a single
use or a combination of retail and flex. In a perfect world,
we want square shaped parcels that are at least 400 feet wide
and at least 400 feet deep. We will entertain the acquisition
of larger sites and design a small office and flex product
to go on the excess land. We buy sites that are too big to
be outparcels and too small to be sold to a builder of grocery
or super center type projects.
