We are the advisor for several
private equity groups looking to deploy capital into distressed
/ opportunistic real estate. Our investors are comfortable investing
on either the equity or debt side. We are focused on acquiring commercial
real estate assets owned by banks, insurance companies and distressed
sellers as well as performing, sub-performing and non-performing
debt. These investors have $50 to 400 million in cash to deploy.
We are looking to acquire "story
deals" with an upside that can be created by the innovative use
of capital, rapid closing timeline or better property management.
Unless the deal has some "hair" on it, the Bison team does not want
to play. We are looking for situations that do not fit the cookie
cutter of institutional investors where we can bring a fast, creative
solution.
Not interested in:
- land
- cap rate deals
- stabilized assets
- bidding situations
Starting in 1994, we have focused
the bulk of our time and talent on generating fee income from the
sale and financing of Florida commercial properties and establishing
relationships with key developers, investors and capital providers
that would ultimately lead to partnerships and equity ownership.
