Acquisition Criteria

 

 

We are the advisor for several private equity groups looking to deploy capital into distressed / opportunistic real estate. Our investors are comfortable investing on either the equity or debt side. We are focused on acquiring commercial real estate assets owned by banks, insurance companies and distressed sellers as well as performing, sub-performing and non-performing debt. These investors have $50 to $400 million in cash to deploy.

We are looking to acquire "story deals" with an upside that can be created by the innovative use of capital, rapid closing timeline or better property management. Unless the deal has some "hair" on it, the Bison team does not want to play. We are looking for situations that do not fit the cookie cutter of institutional investors where we can bring a fast, creative solution and add value.

As the world economy continues on a path of sustainability and "green" initiatives, we have expanded our focus to include forest and timberland properties. We are actively looking for parcels greater than 10,000 acres in the USA & Canada. Outside of North America we would need 100,000 or more acres. Critical items to understand are:

  • Asking price
  • Property Location: lat/lon
  • Recent Timber Cruise and Harvest Reports
  • Most recent Forest Management Plan (this is the "business plan" for the forest detailing their "plan of attack" to cut and transport to market)
  • Any limiting conditions: buffers, streams, lakes, protected habitat

Not interested in:

  • cap rate deals
  • stabilized assets
  • bidding situations
