Investment can be structured in the form of senior debt, mezzanine
debt or participating preferred equity. Investor has the ability
to close much faster than an institutional source of capital.

II. Portfolio Lenders:
Lenders that originate and retain loans in their own portfolio.
This type of lender creates "the box" and does not have to
live within the boundaries of the rating agencies. We have
relationships with the leaders and decision makers of over
50 lenders of various sizes and temperaments including: private
investors, hedge funds, banks, insurance companies and pension
plans. Loan amounts from $2-250 million considered.
III. Capital Markets &
Agency Lenders: Bison has relationships with several Agency
Lenders (FHA, Fannie & Freddie) as well as Wall Street Conduit
lenders that each specialize in slightly different niches.
This is often the lowest cost alternative for fixed rate,
long term, non-recourse financing. The downside includes:
prepayment penalties, cookie cutter loan documents, strict
underwriting rules and loan guidelines. Loan amounts from
